It's Your Move. And It Should Feel That Way.
Buying or selling a home is one of the biggest financial decisions most people will ever make. Derek got into real estate for exactly that reason. To be the person in the room who takes that seriously, does the homework, and makes sure clients feel confident every step of the way.
Over 14 years working across Ottawa and the surrounding communities, he's helped first-time buyers get into their first home, growing families upsize into the right neighbourhood, and downsizers find something that finally fits the next chapter. Every situation is different, and that's the part Derek finds genuinely interesting.
Derek is a licensed real estate broker with Coldwell Banker First Ottawa Realty, serving buyers and sellers across Ottawa, Kanata, Barrhaven, Orléans, Nepean, Westboro, the Glebe, Stittsville, Manotick, Rockland, Embrun, Russell, Limoges, and surrounding areas.
Born and Raised in Ottawa
Derek grew up in Ottawa and has watched the city evolve across every market cycle, every new development, and every neighbourhood shift over the past decade and a half. That local knowledge isn't something you can get from a database. It comes from actually living here.
Real estate runs in the family too. Derek's father Guy built his career in the industry, and that upbringing gave Derek an early understanding of what this business is really about: relationships, trust, and looking after people. When clients ask whether a street is quiet, which schools are genuinely strong, or what a neighbourhood feels like on a Tuesday afternoon, Derek knows the answers because he's been here his whole life.

What Clients Say
Derek's clients consistently highlight the same things: communication, local expertise, and a low-pressure approach that puts their interests first.
Real estate moves fast and the decisions are permanent. Derek's clients know they can reach him when it matters, that he'll tell them the truth even when it's not what they want to hear, and that he's working for them, not for the next deal.
The Team Behind the Team
Derek doesn't work alone. His father Guy Walker and stepmother Romana Kosch have each spent decades in Ottawa real estate and still bring that experience to every transaction. Together, Guy and Romana built their careers under the Walker Kosch team name, and that legacy of local expertise is something the whole team continues to build on. Clients get the focus of a dedicated individual agent with the depth of a family that's been in the industry for generations.
Guy Walker
Industry VeteranWith over 40 years as a licensed Ottawa realtor, Guy is the reason real estate runs in the Walker family. His market knowledge, neighbourhood history, and deal experience span generations of Ottawa growth and inform the way the whole team approaches every client relationship.
Romana Kosch
Staging SpecialistAfter 25 years as a licensed Ottawa realtor, Romana brought that experience into staging, and it shows. She knows exactly what buyers notice the moment they walk through the door because she spent decades on the other side of those transactions. Sellers who work with Derek get Romana's eye on their home before it ever hits the market.
Outside of Real Estate
Derek lives in Ottawa with his partner, their twin boys, and two dogs who have strong opinions about everything. When he's not working, you'll find him on a golf course or watching hockey, which in Ottawa means having a lot of feelings in the spring.
Having a young family in Ottawa means Derek understands firsthand what buyers with kids are actually weighing when they look at a neighbourhood: schools, commute times, the nearest arena, and whether there's a decent park within walking distance.
