A lot of buyers walk into a new construction sales office and assume the process is straightforward: pick a model, sign some papers, wait for the keys. The reality is more complicated, and the purchase agreement you're signing was written by the builder's lawyers.

Having your own agent costs you nothing. In almost every case, the builder pays the buyer's agent commission. What you gain is someone who has read hundreds of these agreements, knows which upgrades are worth the premium, and can push back when something in the contract isn't right.

The purchase agreement is long and favours the builder. Derek reviews it with you and your lawyer before you sign. This is where most buyers make costly mistakes on their own.

Yes, and it costs you nothing extra. The builder pays the buyer's agent commission. The builder's on-site sales rep works for the builder, not for you. Yes. The federal government eliminated the GST on new homes priced up to $1 million for first-time buyers. This can save Ottawa buyers up to $50,000 on a qualifying new build. For low-rise freehold homes and townhomes, typical build times in Ottawa range from 12 to 24 months depending on the builder, model, and where you are in the release schedule. Condos take longer, often 3 to 5 years from purchase to occupancy. Delays due to weather, supply chain issues, or permitting are common, so build flexibility into your plans. Your purchase agreement will specify the outside closing date and any delay provisions.
All new homes built by registered builders in Ontario are covered by the Tarion New Home Warranty: 1 year on workmanship and materials, 2 years on systems including plumbing, heating, and electrical, and 7 years on major structural defects. Your builder must be registered with Tarion. Before you purchase, your agent can verify the builder's registration and warranty history. As a buyer, you'll submit warranty claims directly to Tarion if the builder doesn't address deficiencies after closing.
New construction closing costs in Ontario are typically higher than resale. In addition to standard costs like legal fees and Ontario land transfer tax, expect development levies, utility connection fees, Tarion enrolment fees, and HST (if not already included in the purchase price or offset by a rebate). Budget 3% to 6% of the purchase price for closing costs. For first-time buyers, there are partial land transfer tax rebates available that help offset some of this.
